Meet John and Kaylee...

John and Kaylee were relocating from the West coast. 

Long-distance house hunting can be a challenge, but we were able to find them a great home at a great price!


We found a found a property on a family-friendly street that had tons of potential backing onto a forest. It even had an indoor swimming pool, thought it wasn’t working at the time.


The listing agent hadn’t staged the property and the marketing was poor, which was turning off a lot of buyers. We were okay with that because we saw a lot of potential! 

Oftentimes there are great properties out there that are just poorly marketed. This means that they can be purchased with better terms and price for the buyer.

The sellers eventually lowered their asking price again, but because the listing was poorly advertised, it didn’t generate the interest they had hoped.


We negotiated a purchase price $15,000 under asking. Following the home inspection, we renegotiated a further $20,000 off the purchase price because we had positioned ourselves.

Meet Roman and Renata...

Roman and Renata got to itch to leave the busy urban life and move to the country.

I found a great country estate; the only problem was that it was overpriced. It was listed at $1,799,000.

So we waited.

The price dropped to $1,698,000. We knew it was still overpriced, and that it we would be able to purchase the property for less than market value because the sellers had no leverage.

Negotiations stretched over two months! This one was a grind.

We finally had our offer of $1,500,000 accepted on our terms, which was lower than market value, because we learned about the sellers’ situation and worked it to our advantage. Roman and Renata were able to move in being one step ahead of the market.
